Each person age 18 or older who will live in the apartment home must submit an application and satisfy the resident qualification requirements of the community. Posted qualifications are available on our website as well as during the application process. Any additional questions regarding rental qualifications can be directed to the property staff.
We do allow transfers within the community. Fees and restrictions may apply.

We are professionally managed by Greystar. Our team is on-site during posted office hours. Don't forget to program the property number in your phone once you move in.

Leasing
A government identification (driver’s license, passport) and your social security number. If you don't have a social security number, you may provide information from your passport. Please visit this link for additional details.
Once an application and its fees are submitted it is our goal to provide an answer of approval or denial within 1-2 days.

If you change your mind and have not moved in, the lease will be cancelled. The Application fees are non-refundable and the security deposit is non-refundable after 72 hours.
There are two options to either pay a 2 month termination fee with a 30 days written notice OR the total amount until the end of the lease period.
If your application is denied, all amounts paid other than the application fee will be refunded.
Our lease terms generally range from 3 - 15 months but may vary based on unit, availability, and other factors. Please speak with our property staff for more information.

Maintenance
Often, you can complete a service need yourself using the self-serve maintenance assistant. If this is not the case for your specific need, you can easily request service in the Resident Portal. Non-emergency maintenance requests are scheduled on certain days of the week and may not be completed within a 24-hour time period. If you have a maintenance emergency, call 650-583-6170 right away.
Someone is available 24/7 for emergency maintenance issues. If you are not sure if your service request is an emergency or not, please call 650-583-6170 for assistance.
Move-in
You can use our checklist to ensure your move-in day goes smoothly. Once approved and all payments have been made, you will receive a key to unlock your apartment’s front door on your move-in date. Inside your home, you will find any access devices and additional keys you may need. Our Leasing Center is available in case you encounter any snafus. Do not hesitate to contact them for assistance.
Yes, move-in days are flexible. If you need to adjust your lease start date or actual move-in date, you can contact the Leasing Center. They will help you change your lease start date and update your moving reservation time slot as needed. Additional fees may apply.
Payments
We prefer electronic payment. Please speak with our property staff for more information.
Rent is due on the 1st and can be paid through your resident portal.
We know life happens. Sometimes you may not be able to pay your rent on time. In that case, late fees are assessed as stated in the lease, if rent is not paid by the designated day of the month. Late Fee exceptions should comply with local, state and federal regulations.
After you move out, we will inspect your apartment to assess any damages exceeding normal wear and tear. Your deposit will be returned less any appropriate deductions. Please provide a forwarding address and respond to any communications regarding refund of your deposit.
Yes, each month you will receive a rental reminder and invoice for rent and other charges which can be paid via the Resident Portal/Resi App.
Prior to your lease end, we will contact you regarding potential renewal options. If you do not plan to renew, see your lease for notice requirements
Touring
Please contact our Leasing Center at 650-583-6170.
Please pull into our garage, alert us of your arrival and park in our designated 'Future Resident' parking spaces conveniently located near our leasing office access.
Your Home
Each resident will receive 1 home key, 1 key fob and 1 mail box key. If a parking space has been selected, 1 parking pass will be given per vehicle listed on the lease. If you lose a key fob, mail box key, or transponder, please contact the office at acappella@greystar.com or 650-583-6170 to discuss any replacement costs and to schedule a pick up time.
Our occupancy standards are 2 per bedroom plus 1 per apartment.
You must provide evidence of insurance coverage at initial lease signing and maintain throughout the entire term of your residency. You will be required to carry a minimum of $100,000 personal Liability Insurance coverage. Reach out to the local property team for additional details about insurance coverage requirements.
We do allow transfers within the community. Fees and restrictions may apply. We do not allow subletting.
Multifamily living includes close proximity to other residents. All residents are expected to be respectful of their neighbors. Please speak with our property staff for more information of if you are having an issue.
Acappella welcomes cats and dogs as pets, however, we do have some restrictions based on breed, type and number of pets.
Breeds restricted from Acappella may include Pit Bull Terriers, Staffordshire Terriers, Rottweilers, Doberman Pinschers, Chows, Presa Canarios, Akitas, Alaskan Malamutes, Wolf-hybrids.
Residents are allowed up to 2 pets per unit and all pets are required to be held in leash on Acappella premises.
Pets are not allowed in indoor common areas.
It is your home and there is no limit on the number of guests you can host. However, we ask that you respect your neighbors and keep noise to a minimum. We also request that you limit the number of guests who access amenity areas to 2 people per household. Guests must be accompanied by a resident.
All homes include 1 parking stall. Additional parking is available for $130 a month per stall.

Greystar is dedicated to maintaining all buildings and apartment homes by taking measures to reduce or eliminate insects and rodents. Pest control services are performed a minimum of 1x/Quarter at every property.
